What investment strategies does the app analyze?

We generate multi-dimensional dashboards for Fix & Flip, Buy & Hold, Wholesaling, Commercial/Multifamily, and Short-Term Rentals. Each strategy is refreshed from the same address input so you can instantly see the highest-and-best use case for a property.

Can I customize the expense assumptions and loan terms?

Absolutely. Baseline estimates for taxes, insurance, vacancy, and rehab budgets are auto-populated from local averages, but every field is editable. Adjust interest rates, LTV, rehab budgets, or contractor bids to match your capital stack.

Does the app calculate "Risk" for me?

Yes. Every deal receives a Risk Indicator (Low, Medium, High, Critical) that is computed from DSCR, break-even occupancy, profit spread, and other stability metrics so you can assess deal safety before making an offer.

What is included in the "AI Insights"?

The AI acts as a second set of eyes: it evaluates the asking price, rehab estimate, and market rents to spotlight negative cash flow risks, profit pressure, or hidden opportunities that raw numbers may not reveal.

Billing & Access

Do you charge per report or via subscription?

We use a flexible credit-based model: one property analysis equals one credit. Buy one-time credit packs (pay-as-you-go) or subscribe for a monthly allowance with a lower cost per report.

What happens to my data if I cancel my subscription?

Your generated reports and analysis history remain tied to your account. Canceling a subscription retains access to all reports you created and purchased.
